Everett Real Estate Market Update: June 2017
Happy June!
A new month always makes for a good time to reflect on how the Everett real estate market is doing*. Let's take a gander at last month's numbers, May 2017:
Ok. Ok. Sounds good. Now for comparison's sake, let's look at the month before that, April 2017:
Interestingly, average days on market has shrunk all the way down to 13, but the average price also slightly dropped from $360k down to $355k. That's not much of a price drop, but still interesting considering how much faster homes are selling. The number of homes sold also increased considerably, going from 151 in April to 231 homes sold in May. It appears more people are selling, which possibly helped level off prices a bit. Buyers are still in high supply, purchasing homes very quickly.
For some broader perspective, lets look at this time last year, May 2016:
As always, here's where we see the bigger changes. Average pries have gone up $25,000 since last year. Nearly a 10% increase. Average number of days on market has gone from 19 down to 13, so things are selling faster for more money, that is for sure. The number of homes sold went from 247 last year, down to 231 this year, so not a significant change there.
All in all, the Everett real estate market is hot right now. We're definitely still in a seller's market. In many circumstances, buyers are having to compete against multiple offers, waived inspection, and cash offers.
